after the flood caused by Hurricane Harvey that destroyed their condos and belongings. Here we document the water restoration and mold remediation project for The Pines Condominium in Memorial (Houston), Texas
On November 1st 2017, the Texas Department of Licensing and Regulation waived the assessment requirements for the duration of the governor’s disaster declaration. This waiver applies to in-state licensed mold remediators and out-of-state mold remediators for the duration of the declaration.
Entities or persons who do not have a Texas license to perform remediation MAY NOT sign a Certificate of Mold Damage Remediation (CMDR). Only mold assessment consultants and mold remediation contractors with a current Texas license may sign the CMDR's top section and only if the Texas Mold Assessment and Remediation Rules (TMARR) are followed in their entirety.
Most of the sheetrock has been removed by volunteers and property owners after Harvey. Most of the condos had power when we arrived.
The gyp board that works as a moisture barrier between the bricks and wooden studs (aka backer-board) had also been removed as shown in this picture.
We found mold by a simple visual inspection in a big percentage of the condos. This picture shows the typical condition of the doors.
We found mold on some of the exterior and interior walls as shown in the picture above.
Unfortunately the high moisture and humidity in the vacant units made conditions right for mold growth.
Most of the units had a humidity level of 68 percent or more on the day we arrive arrived. These conditions help the growth of mold.
Interior walls' sheetrock that was damaged were trimmed in a straight line to simpilfy the build back process.
Exterior and common walls' sheetrock needed to be removed from floor to ceiling because the insulation was in the flood water for almost two weeks.
Bath tubs and toilets were removed to allow the mold assessment consultant to thoroughly inspect the wood framing.
Entry doors are removed due to excessive water damage.
To reduce the risk of mold spores being spread within each condo, we strongly recommend the cleaning of the air conditiong and heating air ducts.
All debris is removed in preparation for the detail cleaning process.
All floors and studs are detailed cleaned and treated with biocide in preparation for containment and dehumidification.
All units are sealed off by a critical barrier to efficiently dehumidify each unit.
It was important to seal the interior to best of our ability from the outside environment. The picture above shows how a corner of a window had to be sealed off given the glass was broken.
Once a condo is contained and sealed off from exterior weather, we place the dehumidifiers to bring moisture content below 55%.
A dehumidifier absorbs the moisture and water content through the equipment and then drained through a hose that is placed in an interior drain as shown above. We dehumidify until the moisture content does not exceed 17% in the wood framing.
After a few days of running the dehumidification equipment, we take measurements to confirm if we have achieved the goal of bringing humidity below 55%, and the moisture content and the framing to 17% or below. The picture shows the humidity dropped to 36.6%.
